Activity: Structural Keyword: Metal Roofing and Roof Framing CSO No.:05100 & 07610 Background: The metal roof developed many leaks. A Value Engineering (VE) proposal was accepted that placed the insulation directly above the ceiling. This increased the thermal
expansion of the roof and roof framing which was determined to be the main cause of the leaks. Lessons Learned: VE proposals have to be reviewed from a holistic viewpoint. This is more critical when a portion of a system is the focus for a change to save money. If expansion joints were also included in the life-style costs figures of the VE proposals, it may still have been accepted but the roof would probably have performed satisfactorily. Recommended Action: Evaluation of VE proposals can be complex, especially when they involve components of major building systems. The design intent of the system involved must be reviewed in
